Thoughts/Questions
1. There are more realtors in the US than there are houses for sale! 1.5 million agents to 1.3 million houses for sale. As an agent, you need a few deals a year to get by.
2. In Austin, realtors outnumbered homes for sale by 8 to 1!
3. 130,000 new agents during the pandemic!
4. Second generation realtor says that they aren’t making money hand over fist because people that can buy a new house can’t find one. This has been my experience as well. I have many sellers that could list, but they can’t find something they would buy because the prices aren’t comparable. For example, they live in a 3 bedroom home now, and currently a 2 bedroom home sells for more than their three bedroom.
5. The real estate business is a revolving door for many. When the market is good, everyone becomes a real estate agent, and people are more likely to go with their relative or a close friend. When the market cools off, people leave the business…think 2008. That would be a macro trend. There are still thousands of agents who come and go every year for one reason or another. Churn in real estate is super high all the time.
