1. You don’t need a real estate agent to sell your house. Really? Tell me more? You’re saying that I could just sell it myself?

2. You can avoid a commission if you find a buyer. That’s true. I often tell people that if they know someone who wants to buy, work with them first. Sometimes they do, and it works out. Sometimes they do and it doesn’t…actually it goes really bad. As an example, let’s say your Aunt is going to buy the house. She lowballs you. You find out. Now you hate your aunt. Let’s say your boss wants to buy the house. He lowballs you and you take it because you don’t want to piss off your boss. How do you think that is going to go?

3. Commission is almost always negotiable. That’s true. It’s been that way forever. Sometimes, there is more work involved in a sale and the commission is one thing, sometimes there is less work and it’s another. You are free to ask.

4. That open house – it’s not for you. Because I want to spend my Sunday afternoon at your house…it doesn’t sell your house…only looking out for myself, right? What if I told you that I’ve had two houses where the buyer came through at the open house and bought the house? It depends on the situation. How does an open house hurt the seller? Ever?

5. Small agencies can be just as good as big ones. Yes, this is a common misconception. There’s this idea that if you list your house with a big brokerage in town, they will find a buyer much faster than a small brokerage. The only problem with that is that we have broker cooperation for the MLS….anyone who does want to buy a house will see your house for sale. Now, would a big brokerage try to steer a deal so that they get both sides in house to the detriment of the seller? I dunno…we aren’t big enough to have that problem.

6. Your home inspector might not tell you everything. So, this is an interesting statement. Later in the article it says that realtors might intentionally choose inspectors that overlook large issues because we just want to get the deal done. Fascinating. I can’t stand home inspectors for the most part. A lot of the more meticulous inspectors are charging 3x more on a property inspection only to find the same thing that another inspector does. Really, who would intentionally try to not find something wrong with a house on the buyer side?

7. The contract your singing has some fine print. I have no idea what this means. We use a standard real estate board contract…and we are required to make sure buyers and sellers have a copy immediately after they sign something. When I am listing a home, I go over the entire agreement. When I am assisting buyers, we go over the entire agreement BEFORE we ever write on a property. There is no small print on our contract…It’s all the same size

8. Getting the best price might not always be the best goal. So this is based on seller side…
a. Accusation, the agent intentionally lists your house low so that it will sell faster and keep them having to do more work. I don’t think so. To the contrary, I see people list their homes way too high to start and no buyers come.
b. It says agents may prefer higher volume, at the expense of price because the transaction could fall apart. I don’t know anything about this. How do you get more volume selling houses too low? One sale has very little to do with the next
c. Agents may bring an offer from an unrepresented buyer and “forget” to bring you an offer from a buyer’s agent so they can get both sides. Well, if that is the type of agent you are choosing, that’s on you. I would never do such a thing, and agents who would do such a thing won’t be around long. In Missouri, we are required by law to present all offers.
9. Buyers and sellers can check for misconduct. They sure can! Did you know that? Here is the link for the MREC https://pr.mo.gov/realestate.asp Go look me up. What I’ve found is that people that get hoodwinked by agents are sometimes so embarrassed, they don’t say anything to anyone. Also, you can go read reviews online….those are mostly phony. Still, it might get you somewhere.

If your agent has a bunch of secrets about the business..there’s something wrong with the agent.
