The Lindbergh and Affton school districts offer strong housing markets in some of the best school districts in the St. Louis metro area, giving buyers several excellent home options at a variety of price points.

For many families and young couples looking to start a family, the choice of home has as much to do with school district as it has to do with granite countertops or updated bathrooms. Fortunately, the St. Louis metro area is home to some of the best school districts in Missouri. Two of these are Lindbergh School District and Affton School District. “It’s really great to have two school districts in South County ranked so highly statewide, and those who own homes in these districts are seeing the benefits when it comes time to sell.” said John Schink, Deerwood Realty’s managing broker.

Lindbergh School District serves more than 7,000 students across 11 schools, covering in whole or in part the communities of Crestwood, Concord Village, Fenton, Grantwood Village, Green Park, Kirkwood, Lakeshire, Sappington and Sunset Hills.

In 2018, Lindbergh Sr. High was ranked the #7 high school in Missouri (#6 in the St. Louis area and #940 nationally). The high school serves more than 2,000 students, with a graduation rate of 97% and a 17:1 student-teacher ratio. Overall, the district’s 11 schools have received several state and national honors, including multiple gold star schools, schools of character, and a district of character rating. The district offers gifted programs for students of all ages, and the high school offers both AP classes and an International Baccalaureate program.

Homes in the Lindbergh area reflect the value of the school district. The median price per square foot has increased over the past several years, from $145 in June 2017 to $155 in 2018 (a 6.9% increase) to $161 in 2019 (a 3.9% increase). Days on market for homes in the area has remained relatively consistent at approximately a month before sale (31 days in June 2017, 29 days in 2018, and 35 days in 2019). Average sale price for Lindbergh homes was $269,098 as of June 2019.

The nearby Affton School District serves a smaller population, with just over 2,400 students across 5 schools. The district’s high school is ranked 9th in Missouri (#8 in the St. Louis area and #977 nationally).

Homes in the Affton district tend to sell just a bit more quickly than those in the Lindbergh district, with an average of 27 days on market over the course of the last year (28 days in June 2017, 26 days in 2018, and 27 days in 2019). The price per square foot has risen similarly, from $126 in June 2017 to $130 in 2018 (a 3.2% increase) to $139 in 2019 (a 6.9% increase). Average sale price for Affton homes was $181,075 as of June 2019.

Whether you’re looking for a starter home or a forever home, both Affton and Lindbergh offer attractive options in the St. Louis area, with excellent school districts and a robust housing market.
