How to Break Up with your Real Estate Agent GRACEFULLY … #102

Ever want to break up with your real estate agent?  I don’t want that to happen to me, but I guess it does happen and maybe we can go over how to do it gracefully.

Thoughts

1.  I was once working in a real estate office where the secretary was pretty wild.  One day, she decided that she just wasn’t going to come to work anymore.  When the manager looked at her computer, her searches were all about whether or not you should give two weeks notice or just quit.

2.  I have not seen a termination fee in the listing agreements we use.  It’s bad enough when you can’t sell a property for a seller, why make it difficult to leave the arrangement by imposing a fee?  It doesn’t make any sense to me.  There is this idea that a significant amount of the agent cost is at the beginning of the listing…i.e. pictures, staging advice, etc. 

3.  It’s weird when I see the managing broker play by an agent.  Here is how it’s normally used.  Hey, I want to cut your commission…let me ask the broker…broker says no.   Or hey, the managing broker won’t let me do this, but if I were in charge I would help you.

4.  This case is kind of strange because the breakup according to the story came from the agent.  The agent basically fired the seller.  I  fired a buyer once, but they were on drugs and they weren’t going to be able to buy a house since they burned through all of their money on drugs.  It was sad.  I typically try to get to know and understand my client before I even bother with trying to take the listing.  I have no problems walking from a property if I don’t see a fit. 

5.  If you feel awkward about breaking up with your real estate agent, maybe that’s just a confirmation that you picked the wrong one to begin with?  You should be able to get along well with your agent so that if things did go south, you would be comfortable explaining what the situation is.

6.  Why is this parking space taking so long to sell?  What is the price asked and what should it be selling for?  It seems like a pricing issue as it has been on the market for such a long time and the agent is pushing for even longer.

7.  I typically tell sellers what I’m comfortable with for listing duration.  So in a hot market, I might ask for less time than a difficult market.  It just depends on the situation.  I prefer longer time because I know that the seller is more interested in getting the property sold with me vs just having a carousel of agents listing the property.

8.  If someone were irritated with me as a listing agent, I would tell them that it’s probably best to go our separate ways.  After all, what sense does it make to be stuck in an agreement?  I’ve seen listing agents do this and I don’t see how it benefits the seller, or the agent.  Maybe the agent believes it’s a burned bridge situation anyway and they are just trying to make the seller angry, but I just don’t see the benefit of keeping someone in a listing contract because you are angry.  Now, if we have an accepted offer on a property and we are working towards close, I think that would be a dumb time to try and fire your agent.  You’re so close to being finished…why make an error at the end?
